Orange County Real Estate FAQs

Your Questions, Answered.

Buying or selling in Orange County comes with big decisions—and details that can affect your budget, timing, and next move. I’m Monica Druhe, and I’m here to provide clear answers, honest guidance, and a thoughtful strategy so you can move forward with confidence.

Buying a Home

Where should I start if I want to buy a home?

Start with your budget, timeline, and the kind of daily life you want. If you’ll use a mortgage, speaking with a lender early helps you understand your financing options and what you may be able to borrow.

We can then compare neighborhoods and homes with those priorities in mind. Visit my home buying page for an overview.

How much money do I need to buy a home?

Your upfront budget can include a down payment, closing costs, inspections, moving expenses, and money set aside for repairs or unexpected costs. The amounts depend on your loan, the property, and the purchase terms.

Ask your lender for a personalized estimate. Look at the full monthly cost too, including taxes, insurance, and any HOA dues or special assessments.

Should I get pre-approved before looking at homes?

It’s a useful early step if you plan to finance the purchase. A lender reviews your financial information to help determine your potential loan options, which can make your search more focused.

Pre-approval is not a final loan commitment. The lender still needs to review the property and complete its approval process.

What happens after a seller accepts my offer?

The purchase moves into escrow. Depending on your agreement and financing, the next steps may include a deposit, inspections, reviewing disclosures, an appraisal, and final loan approval.

I’ll help you track the deadlines and understand the decisions along the way. Your signed agreement determines the terms and timing.

Selling a Home

How do I find out what my home could sell for?

A useful pricing discussion looks at recent comparable sales, current competition, your home’s condition, location, and features. Online estimates can be a starting point, but they may miss details that affect your particular property.

We can review those factors together and discuss a pricing range and strategy. A market estimate is not a guarantee of the final sale price.

Should I make repairs or updates before listing?

Not every project is worth doing before a sale. Start by looking at your home’s condition, the homes buyers will compare it with, and your budget and timeline.

We can prioritize cleaning, decluttering, presentation, and repairs that deserve attention before you commit to larger projects. Improvements do not guarantee a dollar-for-dollar return.

How long will it take to sell my home?

The timeline depends on preparation, pricing, condition, buyer demand, and the terms of an accepted offer. Time spent preparing and time in escrow are separate from the days your home is listed.

We’ll review current comparable activity and build a timeline around your goals, then adjust as we see the response to your listing.

What costs should I plan for when selling?

Costs may include your mortgage payoff, agreed commissions, escrow and title charges, applicable taxes, preparation, moving expenses, and any buyer credits or repairs you agree to.

A personalized estimated net sheet can help you compare what you might take home under different sale prices and terms. Final amounts come from the closing figures.

Can I sell my current home and buy another at the same time?

Yes, but the sequence matters. Your equity, financing, moving deadline, and available housing options help determine whether buying first or selling first makes more sense.

We can discuss possible approaches with your lender and review options such as a sale contingency or negotiated move-out timing when available. The right plan depends on the agreements and parties involved.

Moving to Orange County

How do I choose where to live in Orange County?

Start with the places you need to reach during a normal week. Then consider your budget, preferred home style, access to the coast, and the amenities you’ll actually use.

Compare specific neighborhoods and properties. A city name alone won’t tell you what the commute, street, or monthly ownership costs will be like.

Can you help me plan a move from out of the area?

Yes. We can start with a Zoom conversation about your timeline, budget, and priorities. From there, we can narrow the areas to explore and plan how to review homes and make the most of an in-person visit.

Tell me early if you also need to sell a home or coordinate a move around work or other commitments.

What costs should I compare beyond the home price?

Compare the mortgage payment, property taxes, insurance, HOA dues where applicable, special assessments, utilities, and likely maintenance. Your driving routine and any regular tolls can also affect the budget.

Use estimates for the specific property. Two homes with similar asking prices can have different monthly costs.

How should I check commute times and schools?

Test the actual route at the times you expect to travel rather than relying on distance alone. For schools, verify the specific property’s assignment and enrollment options directly with the school district.

Then compare the programs, services, and practical details that matter to your household.

Working Together

What happens during a Zoom consultation?

We’ll talk about what you want to accomplish, your timeline, budget, questions, and any decisions you’re weighing. If you’re selling, we can discuss your home and next move. If you’re buying, we can talk through your search and financing preparations.

The goal is to give you a clearer starting point and identify the next steps that fit your situation.

Can we talk even if I’m not ready to move yet?

Absolutely. Planning early can help you decide what to prepare, what to save for, and which questions need answers before you move forward.

You don’t need a firm moving date or a finished plan to start the conversation.

How much does the consultation cost?

The initial 30-minute Zoom consultation is complimentary. It’s a chance to discuss your plans and see how I can help.

If we decide to work together, we’ll review the services, agreements, and any applicable fees before you commit.

Still have a question?

Your home, goals, and timing are personal. Let’s talk through the details and turn your questions into a clearer plan.
